Our Expertise

Faq

We offer comprehensive services to assist homeowners, heirs, and property owners in recovering surplus/excess funds after property tax deed sales and foreclosures.

What does County Funds Legal Solutions do?

We help homeowners, heirs, and property owners recover surplus funds (also called excess proceeds) left over after tax deed or foreclosure sales.

Why do these funds exist?

When a property is sold for more than the taxes or mortgage owed, the extra money doesn’t go to the county — it belongs to the former property owner (or heirs). But it’s not sent automatically — you have to file a proper claim.

Why haven’t I received these funds already?

Counties don’t automatically track you down or mail a check. A claim must be filed correctly, on time, and often notarized or even submitted through an attorney.

What happens if I don’t claim the funds?

If the deadline passes, the funds can be forfeited to the county or state — permanently.

How does CFLS help me?

We research and confirm surplus funds owed to you.
We prepare all claim documents and submit them to the county.
We coordinate with attorneys if required.
We handle the process quickly so you don’t miss deadlines.

Is this legitimate?

Yes. Surplus funds recovery is a legal, established process. Counties hold the money but require claims to release it. We are simply guiding you through it.

Why should I choose CFLS over doing it myself?

Because the process can be confusing, time-sensitive, and sometimes attorney-required. We ensure your claim is filed correctly, on time, and handled with integrity — saving you stress and increasing the likelihood of success.

How long does the process take?

It depends on the county and case, but typically anywhere from 30–120 days from the time the claim is filed.

What is your fee?

Our standard recovery fee is 45% of the funds successfully recovered, which covers our research, filings, legal coordination, and administration.

Do I have to pay anything upfront?

No. We work on a contingency basis. That means we only get paid if we recover funds for you.
